External decorations & repairs to rear & roof 2024
A new building take on with some TLC required. We are at the beginning stages and raising funds to get the ball rolling. Some specific works to the render and fire escape at the rear, gutter and downpipes that have caused some issues, the front elevation was carried out a couple of years ago so works have been phased which is always an option to assist with leaseholders finances. A specification will be drawn up by a surveyor which creates a contract for the contractor rather than having them quote on what they individually think needs completing. Payments are phased and signed off once inspected.
Front garden
Works to replace the tiles to the front entrance and steps with victorian tiles which will look wonderful once complete, some victorian railings and edging around the garden will also be taking place. Quotes being sought by suitable, vetted contractors. Funds will be in place prior to instruction which is not always commonplace but is good management and follows RICS Service Charge Code of Practice.
Internal decorations
These are lower in priority and will be looked at once the external works are complete and discussed with leaseholders as to how they wish to move forwards.
