Major Works

These can also be called qualifying works and refer to any works that cost a leaseholder more than £250. They should ideally be part of a PMP - Planned Maintenance Programme that has been budgeted for, however, this is not always possible due to emergencies and unforeseen works. They can include external decorations and repairs, internal decorations, roof works, lift repairs, car park, electric gates and so on.

Whatever they may be, we co-ordinate works on your behalf from inception to completion. Our fee for this service is 10% of the chosen contractors price. It is a condition of our management to co-ordinate all major works to ensure seamless management service of the building overall.

We ensure that:

  • clients instructions and expectations are discussed and followed where possible

  • surveyors are instructed where necessary

  • there is a specification of works where required that forms a contract for any contractor that is used.

  • funds are raised according to legislation

  • section 20 notices are created and distributed to all leaseholders

  • leaseholder observations are managed

  • request for tenders are made to suitable contractors

  • clients and leaseholders are kept informed

  • access is provided for contractors

  • interim inspections are carried out

  • contractor invoices are paid once works inspected
