Through our regular inspections, ensuring our clients understand the importance of having a thorough report in place in the first instance to reviewing it regularly. Many of the reports we arrange are carried out by Watson, Wild & Baker as they have been extremely professional and knowledgeable on all aspects relating to this. WWB carry out in depth reports that cover Health and Safety and Fire Risk detailing actions required and actions recommended.
We ensure the reports are reviewed regularly, and that our client’s authorisation is obtained for any works required to ensure the building is compliant.
Individual flat fire doors have to be checked annually for buildings over 11 metres and communal doors are to be checked quarterly since new legislation came into effect on 23rd January 2023. With buildings under 11m, flat doors and communal doors still need to be compliant and checked to ensure they are up to date in terms of fire safety. Most leases stipulate the flat owner being responsible for their own front door.
The Fire Safety Act 2021 which will amend The Regulatory Reform (Fire Safety) Order 2005 is legislation that all Block Management professionals should be aware of and deal with on a day to day basis along with the Health & Safety at Work Act 1974 and the Management of Health & Safety at Work Regulations 1999.
